We priced it right, realtor recommended 119,900, we did 117,900. It's in the starter home range, where people can use the new tax credit available to them.

We have had great success buying homes in the 100K range and selling them in the 130-150K range. Each one needed some updating, but we were careful to purchase homes with good locations and with high potential. There are just so many awful homes in the "starter" market that it's easy to put together an attractive, fairly priced home that will sell quickly. When we research the market we visit as many comparable homes in the area as we can find. We see many houses that have not been well maintained, or that the owners just don't seem to care about. A coat of paint and some lawn work goes a long way! Good luck with yours!

FWIW I think "starter home" has taken on a whole different meaning as of late. I think people in the starter home market are looking for more home but still for the starter price.

We have our third scheduled showing tomorrow, and it's only been up since Monday. So our realtor is doing a great job, and there's a market for the house. I'm hopeful it'll go within the first 60 days or so.

Yeah, I agree. My wife and I have discussed what we are going to do if we get low balled.
